calculate commision amount

I have a commission report I’m working on and it is causing to lose hair fast.

I need help customizing this commission report. The current report has a couple conditions:
Condition 1:
Pay 2% commission of the payment amount if purchased in 2006
Condition 2:
Pay 5% commission of the payment amount if purchased in 2007

The new report needs to calculate commission base on the type of item purchased, and the previous conditions.

Condition 1:
Pay 2% commission of the payment amount if purchased in 2006
Condition 2:
Pay 4% commission of the payment amount if purchased between Date1 and Date2
Condition 3:
Pay 6% of extended price if ITEM Type is xyz.
• The problem I’m having is with this new condition. I can’t account for if the customer pays half of the invoice. I need something to catch this and prevent paying the six percent twice for Item type xyz.
