DataGridView Delete ButtonColumn

i have a datagridview where the last column is of type
DataGridViewButtonColumn (Delete Button)
the problem is that i only want it to appear in some rows.. but when
i'm populating the datagridview, the .Visible becomes readonly.

i've tried setting the .Value=Nothing, .Displayed=false

so how to i delete/hide the button for some rows?
