Yes. To log in as "sa" you need to have SQL Server authentication active.
If you are administrator in the operating system, you can log in with
Windows authentication and have all rights that sa have. Since SQL Server
authentication is less secure, there are good reasons for keeping it off.
(But in development environment SQL authentication is practical, as you
easily can switch between priviledge and unpriviledged user.)
But when i want to Edit my registeration server property, it does not
allowe me to switch to SQL authentication.
Of course. Since you have configured your server to use Windows
authentication only, you cannot register your login in EM to use
SQL authentication.
To configure your server to use also SQL authentication, right-click
the server in EM, select Properties, and the go to the Security tab.
But unless you have some compelling reason to change, I recommend
that you stay with Windows authentication only.
