ItemClick Event in VB.Net

Hi,
I am new to VB.Net, but I was using VB6 for long time, my problem is I want
to check whether user has clicked on any empty row or row with data in
listview, I had tried ItemActivate event but it returns me status only when
user click on row with data and not when user click on empty row, I want to
track both, Please help me, my code is as follows:

As System.EventArgs) Handles lstCompany.ItemActivate

Dim List As ListView = CType(sender, ListView)

If List.SelectedItems(0).Text.Length 0 Then
btnModify.Enabled = True
btnDelete.Enabled = True

btnModify.Enabled = False
btnDelete.Enabled = False

I tried same in Click also but does not work.
