Basic Web Application Templates

I am a developer..... not a designer :)

I am looking for a place to find some templates, layouts, etc. for a simple web application that I am getting ready to start. So far to date I have been doing content management backend systems for our corporate websites. With this we bought designs and then I modified them till they were no longer recognizable :) to get what I needed.

I am looking for something with a very simple layout, but clean and fresh and doesn't look like a standard application from years ago. I don't need it to be ASP.NET or anything else like that - standard HTML is fine.

Can anyone point me to some sites that have these, or sell these? I have already checked out these: http://msdn2.microsoft.com/en-us/asp.net/aa336613.aspx and may go with the "simple" one at the end, but am looking for other options.

I am looking for something simular to this: http://www.freelayouts.com/templates...t?preview=true but I can't use it because I must leave the "designed by" in the page and I can't do that in a corporate environment.

I think your going to run into issues with taking other peoples templates and changing them to make them there own, with out leaving the credit to the author in the code.

There are some websites which let you remove the link-back if you pay a small amount. Some others are even more generous and offer them without any obligation to link back to the author. A quick search on "website templates" should be enough.
