With Block or End Not set

While you guys are online... I have a question about the Return functionality of the Function.

My function:
Function ReferenceCell(ByRef RefCell, ByVal X, ByVal Y, ByVal Orientation) As Range
Dim Temp As Integer

If Orientation <> "Horizontal" Then
'Table has a Vertical Orientation
Temp = Y
Y = X
X = Temp
End If
ReferenceCell = RefCell.Offset(X, Y) ' Gets ERROR here
End Function

My ERROR: 91
Object variable or With block variable not set

What am I doing wrong?
