Where do companies like Yahoo get their mapping information from?

If you could find driving directions automatically on the web 'n
download 'em, including them in outbound letters would be cool.
I can't tell you how many times a week I type directions to job
site locations around the state for subcontractors who may be
coming from anywhere within 500 miles of the jobs.

So, if I had a database containing a table of subcontractors and
their addresses and one containing jobsite addresses, it would
be a natural to want to obtain driving directions on demand and
in an automated fashion.

Who can get me started in the right direction?

Oh, BTW... anyone ever tried Microsoft Streets & Trips 2004 B17-00119?
Does it provide driving directions? Will it handle a batch job
consisting of many starting address and a single target address,
returning a table of memo fields with driving directions?
